The traditional way to remodel is to hire a designer, get drawings, then take those drawings to contractors for pricing. It works, and it has one structural flaw: nobody prices the design while it is being drawn.

So people pay for a plan, fall in love with it, and then find out what it costs. Design-build removes that gap.

What design-build actually means

The design and the construction sit with one team. The person who will build it is in the room while it is being drawn, so the plan and the price develop together rather than one after the other.

In practice that means when a design decision has a cost, you hear about it while it is still a decision. Moving a wall, changing a roof line, relocating plumbing: each of those has a number attached, and knowing it at the drawing stage is what keeps a project inside a budget.

It also means one point of accountability. There is no gap between the person who drew it and the person who has to build it, and no conversation where each explains why the other made it difficult.

Where it helps most

Additions of any kind.

These need drawn plans before a number can exist, so they are already going through a design phase. Design-build simply means that phase is priced as it goes.

Layout changes and whole-home projects.

Anywhere walls are moving, structure is involved or several trades have to be sequenced. The more decisions a project has, the more the feedback loop is worth.

Projects where the budget is the constraint.

If there is a firm number that cannot be exceeded, designing without pricing is how you end up with a beautiful plan you cannot build.

What the design phase produces

Measured drawings of what is there.

Not the builder's plans from thirty years ago, and not a sketch. What the house actually is today, measured, because most of what goes wrong later traces back to a dimension somebody assumed.

A layout you can look at.

3D mock-ups of the finished space, so you are approving a room rather than picturing one. This is where most of the second-guessing gets resolved, and it is far cheaper to move a wall on a screen than after it is framed.

Selections, decided and priced.

Cabinets, countertops, tile, flooring and fixtures, chosen during design rather than mid-build. A project that starts before the selections are made is a project that stops halfway through waiting on a decision.

A document trades can bid.

Precise enough that three subcontractors price the same job and their numbers can actually be compared. Without it, every bid is quoting a different project and the cheapest one is usually the one that understood least.

The three phases, start to finish

Concept. The discovery call, a walkthrough of what exists, and a first look at what the project could be. This is where the range gets narrowed and the scope gets defined before a single drawing is finalized.

Design. Measured drawings, 3D mock-ups, structural questions answered, selections made, and the permit filed. This is the phase that produces the document trades will bid.

Construction. Trades sequenced, inspections scheduled, the schedule held by the same team that designed the project, through the final walkthrough and the one year craftsmanship warranty.

When you do not need it

A standard bathroom or kitchen where nothing moves does not need a design phase. New materials where the old ones were, a straightforward proposal, and it is priced on the first visit. Adding a design process to that is cost without benefit and we will say so.

Design-build earns its keep the moment the plan itself is uncertain. Below that line, the ordinary process is faster and cheaper.

How it runs

A free discovery call, ending with an investment range. Then a design agreement and a deposit, and we measure everything properly.

Then the design itself: layout, structural questions, cabinet and material selections, 3D mock-ups so you can see it, and drawn plans where walls or structure are involved. Costs are attached as decisions are made rather than at the end.

The design phase is quoted on the discovery call, once we know the size and complexity of what you are planning.

Then trades bid the drawn plan, and you get a proposal with your actual allowances in it. If it works, we build it, and the same person who designed it holds the schedule.

What you are actually buying

A plan somebody has priced.

The difference between a drawing and a buildable project is whether anybody costed it while it was being drawn.

The ability to stop.

Some people finish the design, see the real number, and decide to remodel what they have instead. That is a good outcome reached for a few thousand dollars rather than a bad one discovered mid-build.

One point of contact from first sketch to punch list.

Nobody handing off, nobody blaming a drawing, and one number to call.
